Styling and setup services are quoted as fixed fees. Buyer advocacy uses a hybrid model with a small engagement fee and a success-based commission. Property management is commission-based and offered through Balmy Breaks. All fees are confirmed upfront in writing.

Where possible, we incorporate eco-friendly materials and low-tox products into each property. We also recommend sustainable guest essentials such as refillable toiletries, local produce, and low-impact cleaning supplies to support both comfort and conscious travel.

We start with a strategy session to understand your goals and preferences. From there, we search for on- and off-market properties that align with your brief, arrange and attend inspections, and manage negotiations on your behalf. We also coordinate building and pest inspections, connect you with trusted professionals for legal advice, accounting and investment entity structuring, insurance recommendations, and lending options. Throughout the process, we assess each property’s potential for strong performance and guest appeal, as well as opportunities to add value. We guide you every step of the way through to settlement.
